Good quality food - we had the set lunches. My lunchmates said the sea bream and soft shell crab were delicious. Nice ambience, the wait staff were efficient but slightly surly. But overall a pleasant experience.

First time there and had lunch for 2. We ordered 2 rice bowls from the set lunch menu and sashimi moriawase alacarte. Bill was under $100 which was good value. Lovely ambience. Food was very good.

Food is nice, but restaurant space is rather small, or it was just our luck, the table behind were a group of Chinese, and the Chinese lady talk very loud...I think everyone could hear her converssation!! Anyway i like the quality of food, the maki with 3 kind of fishes were fantatic !! I will be back again!

This is my first visit there with my family for lunch. The lunch set quite reasonable, not crowded good for chilling up & having good times with friends. The fish are fresh & my family & I enjoyed the food there.

Great service, good quality of food. The kani tofu and teppanyaki prawn is a must order! Lunch set price range form $18 to $35 are value for money and of good quality. Will visit again!

Kyoaji is one of my favourite lunch options. With existing credit card promotions, a bara chirashi don or beef don cost only $12 nett. They are very yummy too, which makes it even more value for money.

Food was great & awesome value for money! We had the mixed sashimi platter for 3 & fish was very fresh! Celebrated my birthday day & lady boss was so kind to put a candle on my ice cream sandwich & even helped us to split it so that we could all try! Highly recommended!

The service and food was ok but not really something to shout about. Ordered the bara chirashi and the bento for sharing. As for the bara, I’ve tasted better elsewhere at about the same price. As for the bento, it came with eel. I felt the eel skin was a little on the tough side.

Good food, spacious interior and staff are attentive. My pet peeve is when my drink dont get refilled, the staff at Kyoaji are always around and ensuring a full cup of green tea always.

We ordered the $120 omakase dinner, personal verdict : not really value for money. While the sashimi were fresh, the cooked dishes were very ordinary, even the special radish sauce is ordinary. Service staff are not well trained.

Food quality is good but pricey even after the promotions. There are other omakase that is of better value and same quality. 1) Lobster is perfectly cooked. The dinner sets are of better value compared to the omakase.Ambience is good only at the counter table or else place can be quite noisy if you are sitted behind

A rather cosy mid-price dining place with unpretentious decor. We had the tempura/grilled salmon set lunch and the gyu don (with onsen egg). Both were oishii and would be good choices in case you don't do raw fish. Stangely, service is rather impersonal at Kyoaji - not even a simple smile to greet diners. Nor a warm cup of green tea to get you comfy while you ponder the menu choices. Just that robotic "irashaiimase" welcome shout-out; nothing else to thank or bid good day to customers. Very atypical of Japanese restaurant service! We'd rather patronise other Jap eateries which also serve yummy food and treat diners respectably, any time.

All of dishes we ordered taste good. Especially sashimi (raw fish) and gindara saikyo-yaki are excellent. Their services provided by staffs are still OK though not so sophisticated enough.

Overall, convenient location, service was decent, ambiance is decent. I ordered a salmon sushi roll, eggplant seafood, grill beef with Foie Gras sauce, and garlic rice. The beef and garlic rice were good. Sushi roll was mediocre. Eggplant seafood was supposed to be good, but my eggplant tasted bitter. We feedback to the waitress serving us, she said "Oh weird, it shouldn't taste bitter, maybe its abit old" and then walked away. hahaha solid response. Overall food is good, service is okay but not excellent.

It’s a nice clean ambience! Overall presentation n food taste good except tempura. However the bento set serves normal n not sushi rice which I thought was a let down. One of the waitresses is clumsy dropping cutlery n never apologise. Had to also ask several occasions before our requests r met such as spoons etc.

Variety of lunch sets for weekday (not sure about dinner). I had chirashi everytime & never disappointed. order the kani toufu with the century egg gravy.
